Typical CRE requirements

A working list of what a CRE desk usually asks for. Not a rate sheet and not a promise that any file clears.

← All resources

Occupancy and use

Business-purpose / no owner-occupied. Investor-held commercial, mixed-use, and small CRE. If you live in it or occupy it as your operating business, this is the wrong desk.

The income stack

NOI, T-12, rent roll, and a clear in-place vs. pro forma story. Commercial DSCR is NOI ÷ annual debt service. See CRE DSCR vs. residential and debt yield.

Entity and title

Many CRE files close in an LLC. Vesting, the operating agreement, EIN, and who can sign have to match. Read LLC and entity title.

Reserves, credit, experience

Capital sources still look at liquidity, credit, and whether you have held commercial before. Overlays vary. We do not publish a program matrix or a FICO floor on this page.

What we will not invent

No rates, no invented license numbers, no “typical approval.” We are a broker, not a lender. Book the call if you have a live file.

Book a 30-minute strategy call

Bring the address, the NOI or T-12, and the hold plan. We desk commercial loans. We do not fund them.
